Ho! Ho! HOLD the Mistletoe!

Selling during the holiday season isn’t necessarily ideal. There ARE buyers, and the number of competitive listings may be LOWER than at other times of the year as most sellers wait until after the holidays to list. But during this busy time of year, it may be more challenging to keep your house ready for showings.

As at any other time of the year, it’s crucial that sellers think about the buyers first. You need to make the house as appealing as possible. Remember, you are packaging a product for sale. Don’t let your décor distract buyers from seeing the house itself. Can they see your gorgeous fireplace mantle when it’s covered with holly garland and berries? Keep your décor simple and elegant. 

It’s perfectly fine to decorate your home for the holidays, but my advice to you is: “Have your house photographed prior to decorating for Christmas.” You don’t want to your Christmas tree screaming out to buyers “we listed in December” should your listing linger into Spring! It may make buyers think you are getting desperate.

Once your listing is on-line, go ahead and add some Christmas curb appeal to welcome potential buyers. Add a beautifully decorated tree to your living room and a few festive touches here and there. You might want to remove a piece of furniture or two so the room doesn’t feel small and overcrowded. 

Don’t overdo Christmas to the point that buyers can’t see the highlights of your home. Give them the opportunity to see all the positive aspects so that they can fall in love with your house.

How to Avoid the Horror of Being Turned Down for a Mortgage

If you want to avoid the horrifying experience of being turned down for a mortgage you need to arm yourself with a strong pre-approval from a qualified mortgage professional. You need someone who will dig deep into the guts of your application and who knows what they are looking for.

Skeletons in the Closet
The first step of a pre-approval will make sure nothing in your financial past will come back to haunt you by checking your credit report. A credit check will confirm your credit is up to lending standards but it will also let you know if there are past skeletons. If you think there might be some ghoulish credit consider booking an appointment 6-12 months before you want to buy so you have time to fix it before your application is submitted.

Don’t Be Bled Dry
A pre-approval will also help you avoid the feeling that your home is bleeding you dry and these days too much debt and/or too expensive of a house will kill your mortgage application.

There are two main ratios that mortgage applications are assessed on:
• Gross Debt Servicing (GDS) tells us how much of your gross income is taken up by the mortgage payment, property taxes and utilities each month.
• Total Debt Servicing (TDS) divides the mortgage payment, property taxes, utilities and any other debt payments like credit cards and car payments into your gross income.

Being haunted by a mortgage is no fun. A strong pre-approval will help you know what your debt service ratio numbers are so you can feel more comfortable with your final mortgage decision.
